Foreign buyers often evaluate Greek property from a distance.
Online listings, broker descriptions and local promises rarely show the full practical reality: missing documents, unclear m², inconsistencies, visible condition risks, access issues, practical limitations, repair needs or local conditions that are not obvious from a PDF or listing.
Before you commit further costs, you need an independent first filter.
THE TWO-STAGE PROCESS
Two stages. One written output at each stage. No purchase approval. Not a replacement for legal due diligence.
A desk-based review of the listing, available photographs, property description and documents already provided by the buyer, broker or seller.
You receive a written scoping memo by email showing:

For suitable cases, a local visit can be arranged. Standard Attica cases start from €950. Properties outside Attica can also be considered and are quoted individually based on location, access, travel requirements and case complexity.

The Stage 2 report gives your buyer documented negotiating power — before the price is agreed.
Brokers rarely disclose what a property truly needs. A full electrical rewiring. Structural water ingress. An undeclared extension. Ageing plumbing. A roof that needs replacing. None of this appears in the listing — but all of it costs money after you sign.
We find it in writing before you sign. That report becomes your documented basis to renegotiate the asking price.
In several cases, buyers have used the Stage 2 written report to negotiate a price reduction — or to walk away before committing further costs. The report does not guarantee a reduction. It gives your buyer the facts to make a stronger case.
WHY THE LOCAL RISK SCAN MATTERS
A property may look attractive online, but the asking price does not always reflect the practical reality on site.
During the Preliminary Local Risk Scan, we look for visible technical and practical issues that may affect the buyer's negotiation position, repair budget or immediate usability of the property.
Examples may include visible dampness, ageing windows, poor insulation signals, roof or terrace wear, outdated visible installations, access limitations, visible cracks, poor maintenance, or inconsistencies between the listing description and the physical condition observed.
We do not provide a formal valuation or guaranteed repair cost estimate. We help the buyer understand which visible issues may need to be considered before accepting the asking price or moving deeper into legal and technical due diligence.

Each stage ends with one of four preliminary outcomes.

Fixed Stage 1 fee. Written Stage 2 quote. No surprises.
Stage 1 — Listing & Document Readiness Triage
Stage 2 — Preliminary Local Risk Scan
€350 credited if Stage 1 completed for same property within 30 days.
Stage 2 timing: site visit normally scheduled within 3–5 working days after receiving property details and confirming access. Written report normally delivered within 2 working days after the visit.
Language: report delivered in English. Greek copy available on request.
Communication: all handled in writing by email, so scope, observations and next steps remain documented and traceable.

This is a preliminary buyer-side risk review — not a substitute for formal due diligence.
This service is based only on the information made available and, where applicable, visible-condition observations.
It does not confirm legal ownership, planning legality, permit completeness, structural safety, tax status, notarial readiness, valuation accuracy or final purchase suitability.
Any purchase decision must be made only after formal legal, notarial, technical and tax due diligence by the appropriate professionals.
