Terms & Scope Disclaimer
1. Nature of the service
Greece Entry Risk Audit™ is a preliminary buyer-side risk review. It is not a legal, notarial, valuation, structural engineering or full technical due diligence service.
The service is provided in two stages:
- Stage 1 — Listing & Document Readiness Triage (€350 fixed): a desk-based review of the listing, available photographs, property description and documents provided by the buyer, broker or seller. No site visit is included.
- Stage 2 — Preliminary Local Risk Scan (from €950 for standard Attica cases): a local site visit with photographic documentation and a written preliminary report. Outside Attica cases are quoted individually upon request.
2. What this service does not provide
- Legal ownership or title status
- Planning permission or building legality
- Permit completeness or regulatory compliance
- Structural safety or engineering soundness
- Tax status or outstanding liabilities
- Notarial readiness or contractual suitability
- Valuation accuracy or market price
- Final purchase suitability or purchase approval
Any purchase decision must be made only after formal legal, notarial, technical and tax due diligence by the appropriate qualified professionals.
3. Basis of the review
The review is based solely on:
- Information and documents made available by the client, broker or seller at the time of the review
- Visible-condition observations made during the site visit, where applicable
The review does not involve destructive inspection, specialist engineering assessment, underground or hidden element investigation, or legal document verification.
4. Preliminary outcomes
The written output of each stage includes a preliminary outcome. These outcomes represent the reviewer's assessment based on the information available at the time and within the scope defined above. They do not constitute a guarantee, warranty or professional certification.
5. Independence
Panagiotis Kallimoros operates independently with no broker affiliations, referral fees or commercial incentives tied to any transaction outcome. The preliminary outcome has no commercial incentive attached to it.
6. Fees and payment
Stage 1 is charged at a fixed fee of €350. Stage 2 is quoted individually in writing after scope review, starting from €950 for standard Attica cases. Where Stage 1 has been completed for the same property and the buyer proceeds to Stage 2 within 30 days, the €350 Stage 1 fee is credited against the final Stage 2 quote.
Work begins only after written scope confirmation and receipt of payment. Fees are non-refundable once the review has commenced.
7. Limitation of liability
To the maximum extent permitted by applicable law, Panagiotis Kallimoros shall not be liable for any loss, damage or decision arising from reliance on the written output of this service, beyond the fee paid for the relevant stage.
The written output is provided for preliminary information purposes only and must not be used as the sole basis for any purchase, investment, legal or financial decision.
8. Use of the written output
The written output is prepared only for the client who requested and paid for the relevant service stage.
It must not be treated as a formal technical report, structural certificate, valuation report, legal opinion, tax opinion, notarial opinion, investment recommendation or purchase approval.
It must not be relied upon by banks, lenders, investors, brokers, sellers, legal advisers, tax advisers, notaries, insurers or any other third party without prior written agreement.
The client remains responsible for instructing the appropriate qualified professionals before making any purchase, lease, investment, payment or travel decision.
9. Governing law
These terms are governed by Greek law. Any disputes shall be subject to the jurisdiction of the competent courts of Athens, Greece.
